Negligent damage or damage occurring to the home while in the possession of the tenant can potentially be claimed against the tenant’s rental policy. Result: Mitigating losses on the investor’s policy. |

Senario: Tenant leaves the home and owner/property manager visits the home for a move-out inspection. The home is seriously damaged– Bleach in the carpet, axe damage to all walls and doors. Solution: Stop the move-out process and call the police. With the policy report in hand, the Property Management company (additionally insured on the tenant’s policy) calls and makes a claim. On what basis? The negligent damage was done while the home was in the possession of the tenant. Workable? The claim experts will make that determination, but it is not an option if the tenant policy is not in place. |
