It’s happened to me. My goal is to keep other investor’s from the same fate.
Story: My tenant burned my rental home. The tenant did not have a Renter’s policy. My landlord policy paid the loss and then sued the tenant for reimbursement. You guessed it. The tenant did not have the $40K plus dollars to reimburse the loss. Result: My policy and my record has a $40k claim. Question: How eager do you think the insurance company is to write another policy for a new home purchase? Alternate Outcome: If the tenant had a renter’s policy, the outcome would have been different. The $40K claim could have reduced my claim amount and protected my future insurability. Large claims on the landlord’s policy will impact the investor’s future insurability.
